Dunedin area questions

New TI rookies looking for advise about the Tampa Dunedin area. Why is all the activity off Dunedin causeway on the south side towards honeymoon island and next to no activity on the north side of the causeway? Went sailing a little on the honeymoon side on Sunday and was a real zoo with jet skis, but no activity on the other side. Went out for our fourth time in our new Hobie on Tuesday and it was a real difference. Basically looking for advice for sailing in the area and tips for newbie owners. Was surprised to not see any other sailing hobbies in the area, are we in a poor area for our sport?
